Huntsville is not growing for one single reason. It sits at the intersection of military, federal, aerospace, research, advanced manufacturing and technology employment, and those sectors influence where people live across the entire North Alabama market.
The U.S. Census Bureau estimates Huntsville’s population at 233,627 as of July 1, 2025, an increase of 8.7% from the 2020 estimates base. For someone relocating, the more important point is what that growth means on the ground: new housing, expanding commercial corridors, more competition in some submarkets, and a community map that changes quickly.

Huntsville’s aerospace ecosystem extends beyond federal agencies. Commercial space and major defense companies create additional relocation demand and broaden the employment base.
Major contractors and their suppliers cluster around Redstone Arsenal and Research Park, making commute geography an important part of a home search.
CRP reports 300+ companies and 26,000 employees across 3,843 acres, making it one of the region’s most important work destinations.
For families following the Space Command transition, this is no longer only a future-site announcement. U.S. Space Command reported that personnel from its Joint Intelligence Support Element made a permanent move to Redstone Arsenal on April 15, 2026. On April 29, the command announced operational control of its first dedicated facility there.
U.S. Space Command has publicly stated a goal of having at least half of the command operating from Redstone by the end of 2028. That makes Colorado Springs one of the most relevant feeder markets for Huntsville relocation over the next several years.

A relocation search gets easier when we reverse the usual process. Instead of starting with a list of neighborhoods, start with your workplace, preferred commute, home style, budget and daily routine. Then narrow the map.
Commute time can change substantially by departure time, gate, road construction and exact address. Treat any online drive-time estimate as a starting point, not a promise.

Useful starting areas can include South Huntsville, Madison, west Huntsville and communities farther north or east depending on the gate you use.

Madison, west Huntsville and portions of northwest Huntsville can provide convenient access while offering different housing ages and lot sizes.

Established neighborhoods, downtown-adjacent housing and South Huntsville can all make sense depending on priorities and price point.

Madison, Limestone County and fast-growing west Huntsville areas can shorten commutes to many employers near I-565.
The FBI says more than 1,300 personnel work at Redstone Arsenal in operational roles. NASA currently lists Marshall Space Flight Center at 6,000+ people. These are not isolated employers; they sit inside a larger network of federal commands, research organizations, contractors and suppliers.
That density helps explain why moving to Huntsville often means choosing among multiple viable communities rather than trying to live beside a single downtown employment center.
There is no universally “best” place to live in North Alabama. A better question is: which area best matches your commute, budget, housing preference, school-zone needs, lot-size priorities and lifestyle?
HuntsvilleThe broadest mix of housing ages and settings, from established central neighborhoods to newer development on the city’s edges. Location can dramatically change commute patterns.
MadisonA major relocation search area west of Huntsville, convenient to Research Park, I-565 and many west-corridor employers. Verify exact school jurisdiction by address.
AthensA distinct historic city west of Madison with established neighborhoods, new construction and access to Limestone County. Commute tolerance is important if you work farther east.
South HuntsvilleEstablished housing, mountain views in parts of the area, redevelopment and convenient access to several Redstone gates make South Huntsville worth considering for Arsenal commuters.
Hampton Cove / Owens Cross RoadsEast of Huntsville across Monte Sano, this area attracts buyers looking for newer subdivisions, larger homes and mountain-valley scenery.
HarvestNorthwest of Huntsville, Harvest offers a mix of subdivisions and more rural-feeling properties. Exact commute and school jurisdiction vary by address.
MeridianvilleNorth of Huntsville with significant residential growth, offering another option for buyers who value newer housing or more space outside the city core.
| Area | Often appeals to buyers who prioritize | Commute considerations | Housing mix |
|---|---|---|---|
| Huntsville | Access to major employment centers, established areas, city amenities and broad housing choice | Varies widely by neighborhood; proximity to Redstone gate or workplace matters | Historic, mid-century, established subdivisions, townhomes, luxury and new construction |
| Madison | West-side employment access, city services and a concentrated suburban market | Convenient to Research Park and I-565; peak traffic can change drive times | Established subdivisions, newer developments, townhomes and new construction |
| Athens | Historic-city character, western growth corridor, Limestone County access and potentially more space | Longer drive to some Huntsville/Redstone jobs; location within Athens/Limestone matters | Historic homes, established neighborhoods, acreage and substantial new construction |
Use market statistics as context, not as a substitute for neighborhood-level comparable sales. The latest published ValleyMLS/HAAR fast stats available when this page was researched were for June 2026.
Athens-Limestone recorded 236 sales in June 2026, a $327,000 median sale price, 1,052 homes on market and 51 average days on market. Those regional numbers are useful, but individual subdivisions can behave very differently.

Most buyers’ agents are trained to help you search, negotiate and close. Jason does that, but his background as a Certified Residential Appraiser adds another way of looking at the house.
That does not mean every showing includes a formal appraisal or that Jason can guarantee what a lender’s appraiser will conclude. It means he can help you think more critically about the factors that support value.
Jason Roberts has worked in real estate since 2007 and as a licensed REALTOR® since 2010. He is a Certified Residential Appraiser, an Associate Broker in Alabama and Tennessee, a Military Relocation Professional and e-PRO certified. His Alabama real estate license is 000096355-0, Tennessee license 354471, and Alabama appraiser credential R01245.
You do not have to wait until moving week to begin. A well-organized remote purchase can narrow the market before your first trip, concentrate showings into a short visit, and use video when a promising property appears after you return home.
Especially relevant for U.S. Space Command personnel, defense professionals and families planning a move from Colorado Springs to the Huntsville and Redstone Arsenal area.

Northern Virginia and other defense/federal markets are natural feeder areas for employees moving into Huntsville’s federal and contractor ecosystem.
For federal and defense employees, the move often involves comparing very different housing patterns, commute expectations and property-tax structures.
The Census Bureau’s 2020–2024 American Community Survey estimates are useful for broad context. Huntsville’s median value of owner-occupied housing units was $293,600, median selected monthly owner costs with a mortgage were $1,573, and median gross rent was $1,171.
Those are not the same thing as current 2026 sale prices or current asking rents. For a relocation budget, use current listings and lender estimates for the specific home type and area you are considering.
Also remember the “cost of living” question includes more than housing: commuting distance, insurance, utilities, property taxes, HOA costs, childcare and the cost of maintaining a larger lot can all change the real monthly number.

North Alabama buyers often ask about “the best schools.” A more useful and objective approach is to identify the school systems that serve the areas you are considering, then verify the attendance zone for the exact property with the district.
Huntsville City Schools reports 23,816 students for 2025–26, with 6 high schools, 11 middle/junior high schools, 26 elementary schools and a virtual school. Madison City Schools provides an official school locator and specifically warns that zone lines are subject to change annually.
A mailing address that says “Madison” or “Huntsville” does not necessarily tell you the school district. Parts of the metro cross municipal and county lines, so school jurisdiction should be verified before an offer if it matters to your decision.
North AL Property Group does not rank neighborhoods or schools by demographic composition. Use objective district data, attendance-zone tools and your own educational priorities.
A relocation decision is also about what your normal Saturday looks like. Huntsville combines a growing downtown, established neighborhoods, new construction, mountain and greenway access, regional travel, restaurants, arts, sports and a broader North Alabama network of smaller communities.

Monte Sano, greenways, trails, parks and easy access to North Alabama lakes make outdoor recreation part of everyday life rather than a weekend road trip.

Think about where groceries, recreation, medical care, activities and the places you visit most often sit relative to the neighborhood, not just the office.

Huntsville International Airport sits west of the city near I-565, another reason frequent travelers sometimes prioritize Madison, west Huntsville or eastern Limestone County.
A relocation agent can be more useful when the relationship includes the practical questions that occur before and after the purchase: which areas fit the commute, how to handle remote showings, who to call for inspections or repairs, how to coordinate a closing from another state, and what needs to happen before the moving truck arrives.
That is the idea behind the North Alabama Relocation Concierge: one point of contact for the housing side of your move, backed by local real-estate and appraisal experience.
North Alabama has substantial new-home development. For a relocating buyer, new construction can reduce near-term repair concerns and offer predictable timelines when the home is already underway. But builder incentives, lot premiums, upgrade packages, HOA costs and resale competition all deserve the same scrutiny as the base price.
Jason’s appraisal background can be useful when comparing a builder’s inventory home with nearby resales or when deciding whether a premium for a particular lot or upgrade is likely to matter later.

Yes. The U.S. Census Bureau’s July 1, 2025 estimate puts Huntsville at 233,627 residents, up 8.7% from the 2020 estimates base. Growth is supported by federal, military, aerospace, research, technology and manufacturing employment.
Yes. U.S. Space Command reported its first permanent personnel transition to Redstone Arsenal in April 2026 and took operational control of its first dedicated facility there on April 29, 2026. There is no single answer because the best choice depends on which gate you use, your work hours, budget, housing preferences and other priorities. South Huntsville, Madison, west Huntsville, Hampton Cove/Owens Cross Roads, Harvest and other areas may all be worth comparing.
Start with workplace and commute, then compare housing type, budget, school jurisdiction if relevant, lot size, age of home, amenities and how much driving you want to do outside work. Each market has advantages for different buyers.
The Huntsville Area Association of REALTORS® reported a June 2026 median sale price of $348,000 for Huntsville and Madison County. That is a regional figure; a specific neighborhood or home type can be materially higher or lower.
Yes. Remote buyers can use video showings, electronic documents and coordinated inspections and closing logistics. An in-person visit is still useful when possible, especially for comparing commute patterns and communities.
Use the official school district’s address or zoning tool and confirm directly with the district. Do not rely only on a listing portal, mailing address or third-party school website because boundaries can change.
No. Jason’s Certified Residential Appraiser background informs how he evaluates comparable sales and value factors, but a normal buyer-agent relationship does not automatically include a formal appraisal. A lender’s appraisal is also a separate process.
Yes. Jason holds a Military Relocation Professional credential and works with buyers and sellers relocating into and out of North Alabama, including households connected with Redstone Arsenal and the region’s defense community.
Earlier is usually better. Even several months ahead, you can narrow communities, understand the market, talk with a lender, plan a scouting trip and create a realistic home-search timeline.
Yes. New construction is a major part of the North Alabama market. A buyer should compare builder incentives, lot premiums, upgrades, HOA costs, comparable resales and long-term resale competition rather than focusing only on base price.
Jason serves Huntsville, Madison, Athens, Decatur, Ardmore, East and West Limestone, Guntersville, Pisgah, Rogersville, Florence and nearby North Alabama communities, plus selected southern Middle Tennessee areas including Pulaski, Ardmore, Elkton, Minor Hill, Lynnville, Fayetteville, Park City and Petersburg.
Tell Jason where you are coming from, where you’ll be working and what you are looking for. He can help you identify the North Alabama areas that deserve your attention before you spend hours scrolling listings.
